Valuations are built primarily on registered comparable transactions in the same micro-market, adjusted for floor, facing, age, condition and carpet area, with an income approach applied additionally for tenanted commercial assets.
Asking prices tell you what sellers hope for. Registered transactions tell you what buyers actually paid. Jantri rates tell you what the government uses for stamp duty. These three numbers can differ substantially for the same property, and confusing them is the most common source of unrealistic expectations on both sides of a deal.
Our valuations work primarily from registered comparables, adjusted for the factors that genuinely move value within a building or a locality. Where an asset produces income, we apply an income approach alongside and reconcile the two.

Comparable sales are most useful when they are recent, close and genuinely similar. A valuation should explain adjustments for floor, condition, carpet area, parking and tenancy instead of presenting a single unexplained rate.
Jantri is relevant to stamp duty but is not automatically market value. The difference should be explained, particularly in premium pockets such as Bodakdev or Sindhubhavan Road where individual attributes can materially affect price.
A credible report identifies the property, purpose, valuation date, evidence considered and limits of the conclusion. It should show how each comparable differs from the subject property instead of presenting a range without an explanation.
Where transaction evidence is thin, the report should say so and explain the secondary approach used. This is especially important for distinctive villas, specialised commercial space and land where a single headline rate is rarely meaningful.
Bodakdev, Sindhubhavan Road, SG Highway and wider West Ahmedabad cannot be valued from a common rate card. Building age, actual carpet area, parking, access, tenancy and condition can materially alter value even within the same locality.
Jantri supports stamp-duty assessment at the relevant sub-registrar but is not a substitute for market evidence. A valuation for lending, settlement or a transaction should be scoped to its purpose and may need input from the appropriate approved valuer or adviser.

The jantri rate is a government-notified figure used as a floor for stamp duty assessment. It is revised periodically and can lag actual market movement in either direction — sometimes below market in a rising corridor, occasionally above it in a corridor that has softened. It is a tax reference point, not a valuation, though it does set the minimum on which duty is payable.
Lenders require a valuation from a valuer on their own approved panel, so ours supplements rather than replaces it. Where it is genuinely useful is in knowing your position before approaching the bank, in negotiating a purchase price with evidence, and in family settlements or disputes where an independent assessment carries weight between parties.
In addition to comparables, we apply an income approach — capitalising the net rent at a yield appropriate to the asset, tenant covenant and remaining lease term. A property let to a strong tenant on a long lease is worth more than an identical vacant unit. Where the two methods diverge materially we set out both and explain the difference rather than averaging them.
Jantri is the government-notified reference used for stamp-duty assessment. Market value is the price supported by current evidence for the particular property, which can be higher or lower depending on the local market and asset.
