For a new project, Gujarat RERA disclosures and the developer’s completed delivery record belong in the comparison. For resale, the society’s dues, share certificate and title trail need the same attention as the interiors.
Ahmedabad splits into distinct residential characters, and price alone is a poor guide to which one suits you. The western corridor along SG Highway and Sindhubhavan Road carries the premium apartment and villa stock, with strong rental demand from corporate tenants. Shela, South Bopal and Gota have absorbed most of the new mid-segment supply, which means genuine choice but also wide quality variation between projects.
Central pockets like Navrangpura, Paldi and Ambawadi hold older, larger apartments in established social infrastructure — often better value per square foot, sometimes with redevelopment upside, but almost always with older paperwork that needs careful verification. East Ahmedabad and the Naroda–Nikol belt serve a different buyer entirely, with lower entry points and different appreciation drivers.
The Gujarat-specific process matters too. Stamp duty and registration charges, the sub-registrar workflow, RERA Gujarat registration lookups, and society transfer formalities all have local particulars that catch out buyers relying on generic national advice.
At minimum: the sale deed and full chain of title, the RERA registration number for under-construction projects, an encumbrance certificate covering at least the last 13 years, approved building plans, the occupancy certificate for ready properties, property tax receipts, and a society NOC with confirmation that no dues are outstanding. For resale flats the chain of title matters most — every transfer since the original allotment should be traceable.
Under-construction units are typically priced lower and offer staged payments, but carry delivery risk and attract GST. Ready-to-move properties cost more upfront, carry no GST, and let you inspect what you are actually buying. If you are financing heavily or need possession within a year, ready-to-move usually works out better. If you are investing with a three-to-five-year horizon and the developer has a clean delivery record, under-construction can offer better entry pricing.
Gujarat levies stamp duty on the higher of the transaction value or the jantri (circle) rate, with a registration fee charged separately. Female buyers and joint ownership structures can qualify for concessions. Yes. NRIs and OCI cardholders can purchase residential and commercial property in India without special approval; the restriction applies only to agricultural land, plantations and farmhouses. Payment must route through NRE, NRO or FCNR accounts or normal banking channels. You will need a PAN, and a registered power of attorney is worth arranging if you cannot travel for registration.
Brokerage terms are agreed in writing before we begin, and they vary by transaction type — resale purchases, new project bookings and rentals are each structured differently. For new project bookings the developer typically pays. We confirm the commercial terms at the first meeting so there is no ambiguity later.
The right locality follows from commute, school access, the type of home you need and your ownership horizon. Bodakdev and Sindhubhavan Road suit buyers prioritising established premium amenities; other western corridors can offer more space or newer supply. Compare the specific project and daily route, not only the locality name.
